HOME ADDITION SILICON VALLEY
We Build Additions That Expand Your Home Without Disrupting It
A home addition is new construction that adds square footage to your existing home. Unlike a remodel, which works within the existing walls, an addition creates new living space by building outward on a new foundation or upward with a new floor. Once completed, it becomes a permanent, permitted part of the home and adds both usable space and property value.
Home additions can take several forms depending on the family’s needs and lot conditions. A full room addition can create a new bedroom, office, primary suite, or family room, while a bump-out can expand a kitchen, bathroom, or bedroom with less cost and time. Second-story additions are especially useful on tight Silicon Valley lots, while in-law suites and Eichler atrium conversions offer smart solutions for multigenerational living and mid-century homes.
For many Silicon Valley homeowners, adding space is often more practical than selling, buying, and moving in an expensive market. W&W Builders Group is a family-owned design-build general contractor in Santa Clara that handles design, permits, and construction under one roof, with one project manager from sketch to final keys. Because Peninsula lots have strict rules, W&W Builders Group checks feasibility early so homeowners do not invest in drawings that may not work.

BEFORE & AFTER
Home Additions With a Real Story Behind Them
Every home addition starts with a household that has run out of space. The best addition projects do not just add square footage. They solve the specific problem the family has been living around for years.
📍 Redwood City CA
Second-Story Addition & Whole-Home Transformation
What started as a 1,230 SF single-story home was completely reimagined through a 907 SF second-story addition and extensive structural renovation. By rebuilding from the foundation up, we were able to create a more functional layout featuring 4 bedrooms, 3 bathrooms, a dedicated office, laundry room, and an open-concept kitchen and living area designed for the way this family lives today.
📍 Redwood City, CA
Master Bathroom Addition
As part of a larger home addition, this 108 SF primary bathroom was designed to create a brighter, more spacious retreat. The new layout features a walk-in shower with marble wall surrounds, marble flooring, and a decorative feature wall that adds character and visual contrast. A custom vanity with an integrated marble countertop is complemented by elegant brushed brass fixtures and a backlit mirror, bringing warmth and sophistication to the space.
📍 San Jose, CA
Kitchen & Living Area Addition
This project expanded the home’s kitchen and living spaces with a 182 SF bump-out addition designed to create a more open and functional layout. By removing an existing structural post and reconfiguring the floor plan, we transformed a confined living area into a spacious gathering space centered around a large island and seamless indoor-outdoor connection.
WHY HOMEOWNERS CHOOSE W&W
Home Additions Done Right. So the New Space Feels Like It Was Always There.
A home addition is a technical project. It involves structural engineering, permit coordination, city approval timelines, and construction sequencing that can disrupt a family for months if it is not managed well. At W&W Builders Group, we help Silicon Valley homeowners plan and build new additions that feel like a natural part of the original home, not a box bolted onto the back.
What Homeowners Can Expect
"W&W Builders Group built our second-story addition and handled everything from the permit to the final inspection. The project stayed on schedule, the pricing was exactly what we agreed on, and the addition looks like it has always been part of the house."

OUR PROCESS
A Clear Home Addition Process From Start to Finish
Our home addition process is designed to keep Silicon Valley homeowners informed, organized, and confident through every stage of the project.
01
Consultation
We learn about your home, your lot, your family's goals, and the specific space problem you are trying to solve. We look at the structural conditions, the setbacks, the FAR, and the lot coverage before any design work begins.
02
Design & Planning
House design, layout options, 3D renderings, structural planning, material selections, and construction documentation come together before any permit is submitted. For Eichler additions or projects in design overlay neighborhoods, this phase includes early coordination with the relevant planning department.
03
Transparent Pricing
A detailed scope of work and realistic project pricing are confirmed upfront. For home addition projects in Silicon Valley, this includes structural engineering costs, permit fees, and any seismic retrofit requirements triggered by the scope.
04
Permits & Approvals
W&W Builders Group manages the full permit process, including structural drawings, energy compliance under Title 24, and any required pre-application meetings in cities like Los Altos Hills. We track the permit path from submittal to approval for each specific city.
05
Construction
A dedicated project manager oversees foundation, framing, roofing tie-in, MEP rough-in, insulation, drywall, flooring, and finish carpentry throughout the addition. Homeowners have one point of contact for every question and every update.
06
Final Walkthrough
Before project completion, we review the addition room by room, checking finish details, window operation, flooring alignment, trim, and all punch list items with the homeowner before the permit is closed.
architectural design, drafting, and 3D planning
See Your Addition Before Construction Begins
W&W Builders Group helps Silicon Valley homeowners visualize their future home addition through professional planning and design, house design documentation, and realistic 3D renderings before a permit is filed. A home addition involves structural decisions and planning constraints that are not always visible from a sketch, and seeing the finished addition in 3D, connected to the existing home, makes the design process faster and the construction smoother.
Whether you are adding a second story in Mountain View, a rear bump-out in Menlo Park, or a new primary suite in Saratoga, the design consultation phase is where a home addition succeeds or stalls. W&W Builders Group keeps planning and design, permitting, and construction connected from the first conversation so the addition is buildable before it is drawn, and drawn before it is built.

FAQ
Frequently Asked Questions
How much does a home addition cost in Silicon Valley?
Home addition costs in Silicon Valley depend on the type of addition, the size, the structural conditions of the existing home, permit fees, and the finish level. A single-story rear bump-out in Sunnyvale or Santa Clara typically costs less per square foot than a second-story addition in Los Altos or Palo Alto, where structural engineering is more involved and permit review timelines are longer. W&W Builders Group reviews the addition scope, lot conditions, and structural requirements before producing a line-item proposal so homeowners have a realistic number before any work begins.
How long does a home addition take in San Jose, Palo Alto, or Sunnyvale?
Home addition timelines in Silicon Valley depend on the city's permit review process, the structural complexity, and the construction scope. Single-story additions can move faster than second-story additions, which require structural engineering and longer plan review. The City of San Jose's residential plan review for additions typically takes 4 to 16 weeks; Palo Alto reviews involving the Eichler design overlay can take longer. W&W Builders Group maps the permit path and construction schedule at the start of every home addition project so homeowners can plan around the timeline.
Do I need a permit for a home addition in Silicon Valley?
Yes. All home additions in Silicon Valley require building permits, and most require structural engineering drawings as well. Permit requirements vary by city. In Palo Alto, additions in Eichler overlay neighborhoods face an additional design review. In Los Altos Hills, a pre-application meeting with a city planner is required before any addition permit is filed, with a $410 application fee. W&W Builders Group handles the full permit process in-house for every home addition, including design documentation, structural drawings, and city submittals.
What are the FAR and lot coverage rules for home additions in San Jose and Palo Alto?
San Jose's most common residential zone, R-1-8, caps lot coverage at 45 percent of the lot area; R-1-5 zones allow 50 percent. FAR limits vary by lot size and zone across Peninsula cities. Palo Alto, Los Altos, and Saratoga each have their own FAR calculations that determine how much floor area is allowed. W&W Builders Group runs the FAR and lot coverage math during the feasibility phase of every home addition project, before design begins, so homeowners know what size addition is actually buildable on their specific lot.
What is the heritage tree rule and how does it affect a home addition?
San Jose's heritage tree ordinance protects ordinance-sized trees with a circumference of 38 inches or more measured at 4.5 feet above the ground, and heritage trees at 56 inches or more. Every site plan must show all trees 12 inches or larger with species and condition noted. If a proposed addition conflicts with a protected tree, the design must be modified or the tree protection plan must be submitted for city review. W&W Builders Group accounts for San Jose and Peninsula city tree ordinances during the feasibility phase of every home addition so a protected oak or eucalyptus does not stop a project that is already in design.
Can W&W Builders Group add a second story to my existing Silicon Valley home?
Yes. W&W Builders Group designs and builds second-story home additions across Silicon Valley and the Peninsula, including in Sunnyvale, Mountain View, Cupertino, San Jose, and Menlo Park. A second-story addition requires structural engineering to verify the existing foundation and wall framing can carry the added load, which W&W Builders Group coordinates in-house. Second-story additions are one of the most effective ways to double usable space on a Silicon Valley lot without increasing the footprint or losing backyard area.
What makes Eichler home additions different from standard addition projects?
Eichler homes in Palo Alto, Sunnyvale, Mountain View, and Cupertino have post-and-beam structural systems, flat roofs, tongue-and-groove ceilings, and atriums that all affect how an addition can be designed and connected to the existing home. In Palo Alto's Greenmeadow, Green Gables, and Fairmeadow neighborhoods, exterior changes require design overlay review, which adds planning time and design constraints. W&W Builders Group plans Eichler home additions around these conditions from the start so the addition reads as part of the original home rather than a visible afterthought.
Can I stay in my home during a home addition project?
Most Silicon Valley homeowners stay in their home during a single-story home addition, particularly when the addition is at the rear of the property and the existing living spaces remain accessible. Second-story additions are more disruptive because the roof must be opened and structural work affects the whole house. W&W Builders Group discusses the construction phasing and disruption level during the planning phase of every home addition project so homeowners know what daily life will look like during construction.
Does a home addition trigger a seismic retrofit requirement in Silicon Valley?
In many Silicon Valley cities, a home addition that pushes the total project cost past roughly 50 percent of the home's replacement value can trigger a mandatory seismic retrofit as part of the building permit. For pre-1980 homes in San Jose, Palo Alto, and Los Gatos, this can add $7,000 to $15,000 or more to the project for foundation bolting and cripple wall bracing. W&W Builders Group evaluates the seismic retrofit question during the scope review for every home addition, and identifies whether the home qualifies for the California Earthquake Brace and Bolt grant program before the permit is submitted.
Who manages my home addition project from start to finish?
W&W Builders Group assigns one dedicated project manager to every home addition, from the first design consultation through the final permit sign-off. That project manager coordinates the structural engineering, permit submittals, trade scheduling, material deliveries, framing inspections, and homeowner communication throughout the entire project. For Silicon Valley homeowners taking on a four to eight month addition project, having one clear point of contact is what keeps the work organized and the budget on track. One family. One project manager. From sketch to keys.
